Cílem této práce je navrhnout projekt výstavby bezbariérového komunitního domu pro obyvatele města nad 60 let věku, který by byl vhodnou a dostupnou alternativou v oblasti nájemního bydlení pro seniory v regionu Frýdek-Místek. Podstatou řešení bylo analyzovat současný stav obyvatel Moravskoslezského kraje a města Frýdku-Místku se zaměřením na seniorskou populaci v oblasti jejího nárůstu a na potřeby těchto seniorů Zároveň bylo podstatné analyzovat aktuální situaci v oblasti bydlení seniorů na území města Frýdku-Místku. Data byla získávána z dostupných statistických zdrojů a strategických dokumentů.
Provedenými analýzami bylo zjištěno, že projekt komunitního domu seniorů je reálná a vhodná varianta nájemného bydlení pro seniory. Současně také bylo zjištěno, že tento projekt se dá realizovat i bez větších provozních dotací, což však s sebou přináší dlouhodobější návratnost investic. Přínosem této práce je zjištění a potvrzení absence tohoto typu projektu na území okresního města, což otevírá prostor pro potencionálního investora. Na základě zjištěných analýz a současného stavu lze tento projekt realizovat bez větších rizik i za použití tohoto podnikatelského plánu, ale za předpokladu zajištění kvalitního projektového týmu a dostatečného množství finančních prostředků nutných k realizaci.

The aim of this thesis is to propose a project of a barrier-free community house for inhabitants over 60 years of age, which would be a suitable and affordable alternative to rental housing for seniors in the Frýdek-Místek region. The key to this project was an analysis of the current situation regarding inhabitants of the Moravian-Silesian region and Frýdek-Místek, focusing on the seniors' population in the term of its growth and the needs of these seniors. At the same time, it was essential to analyze the current situation of seniors' housing in Frýdek-Místek. The needed data were taken from available statistic sources and strategic documents.
The evaluation of the analyses showed that it is possible to implement the project of the seniors' community house and it would be a suitable variant of housing for the elderly. Another conclusion was that this project can be realized even without major operating subsidies, which would however come with a longer-term return on investment. The major outcome of this thesis is the finding and confirmation that there are no projects of this kind in Frýdek-Místek territory, which may interest potential investors. Based on the analyses' results and the current situation in the area mentioned, this project can be implemented without major risks using this business plan and presuming there will be an assurance of a quality project team and a sufficient amount of financial resources necessary for the implementation.
